HOA Note
Logansport has fewer HOA-controlled subdivisions than the larger cities to the north. Newer developments on the north side of the city and out toward US-24 are the most likely to have HOA rules. Older neighborhoods near downtown generally do not.
Deck Footings and Frost in Logansport
Logansport's soil is varied because of the two rivers running through it. Lots near the Wabash and Eel have sandier, often river-deposited soil. Lots up on the higher ground east and west of the rivers have heavier clay loam. Both require attention to footing depth and drainage.
Cass County frost depth runs 36 to 42 inches. Every footing we install in Logansport extends below 42 inches. River-area lots may need helical piers or sleeve forms because of high groundwater near the bank.
Logansport has a significant older housing stock with rim joists in variable condition. We pull old siding back and inspect framing before attaching new ledgers. Older homes here also frequently have undersized rim joists that need reinforcing for current deck loads.

Questions From Logansport Customers
- How much does a deck cost in Logansport?
- A 12x16 pressure-treated deck in Logansport runs 8,500 to 12,500 dollars. Composite the same size runs 18,500 to 26,000. River-area lots that need helical piers or floodplain review can run 1,500 to 3,000 higher.
- Do I need a permit for a deck in Logansport?
- Yes. The City of Logansport Building Department requires a permit for attached decks and any deck over 30 inches above grade. Unincorporated Cass County properties go through the County Plan Commission. We handle the application.
- Can you build a deck near the Wabash or Eel River?
- Yes. Properties inside the 100-year floodplain require floodplain review before the building permit is issued. Footings often need helical piers or sleeve forms because of high groundwater. We coordinate the floodplain submission and adjust the foundation method.
- What's the difference between composite and pressure-treated in Logansport?
- Pressure-treated costs less up front, lasts 12 to 15 years, and needs sealing every 2 to 3 years. Composite costs roughly double, lasts 25 to 30 years, and requires almost no maintenance. For Logansport's wet winters and freeze-thaw cycles, composite is the better long-term value.
- How long does deck installation take in Logansport?
- Build time is about one to two weeks for a standard deck. Permit turnaround through the City of Logansport is typically 7 to 14 business days. Floodplain review can add 2 to 4 weeks. Total project time runs 4 to 8 weeks.
- Do you travel to Logansport from Warsaw?
- Yes. Logansport is at the southern edge of our service area, about an hour from our shop in Warsaw. Joshua Knisely runs the job in person, and we stage materials on site at the start of the build to keep travel-related delays out of the schedule.
