The Barbee chain is a run of connected lakes northwest of Warsaw, home to some of the busiest seasonal communities in Kosciusko County. Big Barbee, Little Barbee, and the neighboring lakes draw families back summer after summer, and the shoreline lots come with their own set of building challenges.

Access is the first one. Many Barbee properties sit on private roads, so material delivery takes coordination with owners before a crew ever shows up. We plan that into the schedule.

DNR Shoreline Rules on the Barbee Lakes

The Barbee lakes are public freshwater lakes, so Indiana Code 14-26-2 applies. Any fence or railing within 10 feet of the ordinary high water mark needs an Indiana DNR LARE permit before installation.

The DNR Region 3 office in Warsaw handles Kosciusko County shoreline permits, and review times stretch through the summer season. We file early and confirm clearance before digging.

Away from the water, standard Kosciusko County rules apply: a local permit for fences over 6 feet, and posts set below the 36 to 42 inch frost line.

Building for Seasonal Shoreline Lots

Barbee shoreline soil runs sandy and saturated near the water, which won't hold a standard concrete post over time. We use helical anchors and bell footings on shoreline runs so the fence stays true through the freeze-thaw swing.

Aluminum is our first pick at the water for its rust-free, maintenance-free finish. Vinyl handles perimeter and privacy runs set back from the edge. Both hold up far better than wood on a seasonal lake lot.

Because many of these are seasonal properties, low maintenance matters. Owners don't want to spend a summer weekend restaining a fence, so we spec materials that look after themselves.

Do I need a permit for a fence on the Barbee lakes?
If it's within 10 feet of the ordinary high water mark, yes, an Indiana DNR LARE permit under Indiana Code 14-26-2. Set-back fences over 6 feet also need a Kosciusko County permit. We handle both.
How do you deliver materials to a private-road Barbee property?
We coordinate with the property owner ahead of time to arrange access and staging. Private-road delivery just takes a little planning, which we build into the schedule.
