Lake Manitou and Bruce Lake have informal lake associations rather than full HOAs in many sections. Some shoreline subdivisions do have covenants. Newer in-town developments may also have HOA rules. Check before finalizing the design.
Deck Footings and Frost in Rochester
Rochester's soil varies sharply between in-town lots and lakefront properties. In-town soil is mostly silt loam and clay loam, which holds footings well. Lake Manitou shoreline lots have sandy, often saturated soil that does not hold standard sonotube footings reliably.
